DAR LOUGHAT HOUSE RULES 

  • The student/tenant shall be financially responsible for the apartment for the duration of the dates identified as the Arrival and Departure Date in the Accommodation Invoice, as well as any extension beyond the Departure Date.
    If no written request is received by Dar Loughat within the time period specified, the student/tenant shall be required to vacate the apartment on the original Departure Date. Any extension of the original Departure Date or extended Departure Date is subject to availability and written approval by Dar Loughat.
  • Rental rates are established in months depending on the length of the stay. They include accommodation plus other facilities like water, electricity and gas. If the gas bottle is emptied after the first week of the stay, the students/tenants will have to fill it up. Clean sheets and towels shall be provided on the first day of the stay.
  • Dar Loughat is not responsible for the safe-keeping of equipment, supplies, written material or other valuable items left in the apartment or the common areas of the Property. Dar Loughat is not responsible for any valuables or other articles missing from the premises.
  • All personal property left on the Premises will be disposed of by Dar Loughat after the tenancy is terminated and Dar Loughat will not be liable for loss or damage for said disposal.
  • The student/tenant agrees to take good care of the apartment. Nails, hooks and screws can't be put without Dar Loughat's permission. The student/tenant will be liable for any damage to the apartment, its furnishings or its fixtures. The student/tenant shall keep and maintain the apartment and its furniture and fixtures in a clean and sanitary condition at all times, and upon termination of this agreement shall surrender the apartment and its furniture and fixtures in as good a condition as when received. The furniture shall never be moved from one room to another.
    Items needing repair should be reported immediately to Dar Loughat. Dar Loughat will have to be notified as soon as practically possible of any damage to the premises. This will facilitate the replacement of articles, furniture, effects or fittings that may be damaged or lost during the period of tenancy, and the payment to Dar Loughat of the cost of repair or replacement.
  • Keys furnished to the student/tenant must be returned (to Dar Loughat) as well as any copies made by him/her when vacating the premises. If he/she keeps keys after move out, rent will continue to be charged until keys are returned to Dar Loughat. Students/tenants are not permitted to alter or change the locks or add locks without written permission from Dar Loughat.
    The student/tenant will be liable for loss of keys. He/she shall pay for all labour and materials needed for rekeying or replacing the lock, and for copies of new keys to distribute to other students/tenants in the apartment.
  • It is the student's/tenant's responsibility to clean his /her room. The rest of the shared space i.e.: the bathroom, the living-room and the kitchen should be cleaned (alternately) at the very least once a week.
  • The student/tenant may not assign, sublease or transfer the Accommodation Confirmation, the apartment or any part of it or permit the use of the apartment by anyone other than him/her and permitted occupants.
    The student/tenant agrees that there will be no overnight guests in the apartment without prior written approval of Dar Loughat.
    Guests of the opposite sex are NEVER allowed in the apartment. Unusual traffic will be reported immediately to the Local Police Department.
  • Dar Loughat reserves the right to inspect, repair, remodel, maintain and show all apartment units, with advance notice whenever possible.
  • The apartment or any part of it shall not be used for any purposes other than as residential accommodation. Immoral, unlawful or commercial activity is strictly forbidden. A violation of the Moroccan law is a violation of the Rental Agreement.
  • Disturbances, loud music, loud habits and parties are ALL STRICTLY FORBIDDEN.  If any parties or loud music are heard, or neighbours complain, the police are called in immediately. This can result in an immediate eviction regardless of the time of day or night. This will also result in loss of prepaid rent.
  • All students/tenants are expected to treat each other cordially and with respect. Harsh or abusive language including cursing at other students/tenants will not be tolerated.
  • All Dar Loughat's apartments are non-smoking properties. Smoke and tar residue is very difficult to remove and frequently requires extensive cleaning and painting to eliminate. However, special derogations might be given to smoke behind closed doors in the student's/tenant's private room.
  • Candles are not allowed to be burned inside the apartment. The smoke and wax residue from candles is impossible to remove from the walls and floors and requires repainting.
  • No dogs, cats, or other animal pets are allowed on the premises.
  • The garbage should be disposed of exclusively between 19h30 and 21h30. It is the student/tenant sole responsibility to dispose of any alcoholic beverages' empty bottles. Do not put them in the normal garbage bags. By any means, do not leave them in the building's entry with the normal garbage. Put them directly in the city's garbage cans.
  • The above house rules should be considered an extension or addendum to any existing rental agreement. Dar Loughat reserves the right to immediately remove any student/tenant due to misconduct or violation of these Terms and Conditions, with no right of refund.
    Dar Loughat reserves the right to restrict or eliminate access to the property to student's/tenant's guests who have violated any of the rules contained within this agreement.

We appreciate your collaboration in this matter and hope you understand that these rules are necessary as these apartments are all situated in residential buildings and the nightly rest of other inhabitants must be respected.
